Q: Are there any fees or costs associated with selling? 

A: Absolutely not! We buy houses directly from buyers without real estate agents and commissions so you get to keep more of the money.  No banks are needed when you deal with us. All our foreclosure advice is free with no strings attached.


Q:What if my house is pending foreclosure? 

A:  If you're about to lose your property to a bank foreclosure you probably have less

than 30 days to act before you lose everything. You have two options:



  • You will lose the property.

  • You will be evicted if your don't move out on your own.

  • You may be held liable for the amount owed  which will affect your taxes.

  • You end up with a foreclosure on your credit report.

  • You walk away with ZERO dollars.



  • Sell your house for cash stopping the foreclosure.

  • Let us take over payments.

  • Transfer ownership prior to the sale.



  • You can sell your assignment rights.

  • You can redeem your property  within a 3 month or 12 month period.



Q:  What if my house is being sold at the county tax sale?

​A:  Pretty much the same as #2 above. In most cases anyone losing their home to a tax sale does have a redemption period in which they can get their house back or sell

the right to get the house back.  Call us if you want to find out more.


Q:  How do you come up with an offer price?
A:  In order to come up with an offer price that is a win-win for all we take into account several factors associated with the property and situation:
  • The current condition of the property
  • The expense involved in making repairs
  • The time and holding costs while making repairs
  • The amount of money  needed to stop from being foreclosed
  • The value of the property compared to others in the area


Q:  Am I Being Scammed?

​A:  We only deal with owners that live in the same area we work so that we can actually meet face-to-face. You will not be dealing with anyone out of state or that uses a PO Box for an address.


There are over 500 foreclosure / tax sales per month in the areas we work in so there is no need to take advantage of anyone.  We only work with those homeowners  that

see the benefit of allowing us to help them walk away with some money to get a fresh start instead of nothing.


Q:  Will you be listing my house on the MLS or actually buying it?
A:  Good question. We don’t want to list your house. We are looking for houses to purchase. We have funds available and ready for us to find another house. We are professional home buyers: We buy houses in Kansas City that meet our purchasing criteria.

Q:  Do you pay fair prices for properties?
A:  Yes. If we did not pay a fair price people would not sell us their house. If your house needs thousands in repairs, we won’t be able to pay you top retail price because of its condition. We are reasonable. And we provide a fast service that many homeowners greatly appreciate.

Q:  How are you different from a real estate agent?
A: Real estate agents list properties on the MLS and wait for a buyer to come along. That process is described as brokering a sale.

We, on the other hand, are the actual house buyer.

When you call us, you won’t have to pay a real estate agent a sales commission. We do not list houses for people. We buy houses for people.

When you work with us, we will work to get your house closed in as few days as possible (if that is what you want). We can usually give you an offer in 24 to 48 hours and then close in 1-2 weeks.

The typical real estate sale with an agent takes months to find a qualified buyer. And then more weeks or months to actually close. That’s a long time to wait.

Since we are professional house buyers, we have shortened that process to better serve homeowners who want to sell fast.

When you give us some info about your property, it allows us to research how much we can pay you for your property. Before we give you an offer, we have to figure out the top dollar we can reasonably give you for your property.
